As a homeowner you should be a friendly neighbor & protect your property. Your legal responsibilities are as followed: adhere to the rules & regulations, bylaws, architectural guidelines, & paying assessments on time each month

WHAT DO MY DUES PAY FOR?
Depending on the HOA, it covers the operating expenses the association is responsible for
ARE HOA FEES MANDATORY?
Yes. If you own a unit in the community, you must pay assessment dues
WHAT HAPPENS IF I DONT PAY MY DUES
There may late fees applied to your account
WHAT IS A SPECIAL ASSESSMENT?
An HOA special assessment is charged to each home to be used for unexpected expense for a time period. Special assessments are charged in additional to your HOA dues.

WHAT IS A COMMUNITY ASSOCIATION MANAGER
A CAM Manages communities & works with Board of Directors. Often times they take on the day to day operations of the association
WHAT IS THE SMALLEST & LARGEST COMMUNITIES YOU HAVE MANAGED?
The smallest 30 units & the largest over 300 units
HOW DO YOU ENFORCE HOA RULES & REGULATIONS
-Friendly letter/warning letter
-Violation Letter
-If they choose to dispute the violation they can attend an HOA meeting, where the HOA will vote whether to fine or not.
THE BOARD
HOW DO I GET IN TOUCH WITH THE BOARD OF DIRECTORS
Typically, the BOD will want you to contact the management company & they will rely your message or help you with your concerns.
DOES EVERY HOA HAVE A BOARD OF DIRECTORS?
Yes, it is always run by BOD

Bylaws govern how the HOA operates & contains inform needed to run the HOA.
Bylaws cover the following:
-how often HOA Board holds meetings
-how the meetings conclude
-the duties of each board member
-voting rights
-how many people are on the board

A proxy is a document that an owner signs to appoint someone else to vote on their behalf

A quorum is the smallest number of board members to legally conduct the business of your HOA
